Landscaping and gravel
The board would like to acknowledge the great work done with the gravel and yards. Just a few homes are lagging behind, and the rest are looking great. We'd like to encourage you to keep it up, because the whole neighborhood feels nicer with the beautiful maintenance. With so many of us home most of the time lately, there's no doubt that we're immersed in the surroundings and happy to see progress and upkeep.
Compliance
There's a flip-side to this, of course, and that is when something is not quite up to snuff, it can become quite troublesome to some neighbors seeing it all of the time. This is where we need to talk about compliance. There are two sections of the CC&Rs that were written to address this:
Garbage and penalties
First, garbage cans need to be hidden away. Per Article V, Section 13, "no garbage can or other receptacles will be visible from any place outside the premises except on collection day." Most of us put our garbage cans out the night before collection day, which seems reasonable and within the spirit of the CC&Rs. However, despite earlier requests, some garbage cans continue to be stored in front of garages or houses in a way that is clearly visible to the rest of us. Effective August 10th, a $10/day penalty will be assessed for garbage cans stored in a way that is non-compliant. The board will be enforcing this and using money collected as fines toward the overall community dues for 2021. If you're following this rule, then you may be seeing a discount, depending on the outcome.
Non-permitted parking
Secondly, Article V, Section 19 prohibits parking of boats, RVs and other vehicles "not in actual current use". This is much looser language and has been interpreted by board members and neighbors in various ways. If you have a vehicle that is not being used, then it should be moved out of sight. If you are servicing or cleaning a boat or RV, then you are permitted to do so on your property, but it must be otherwise stored offsite. We understand that the amount of time needed to maintain a vehicle like this varies by family, so we kindly ask that you do your best to limit the time these vehicles are on your property and be considerate to your neighbors. Likewise, if you don't like seeing these vehicles, we ask for your patience and understanding for those owning and maintaining them. Hopefully we find a healthy balance and mutual respect among our community.
Other improvements
Other than compliance, we have a few improvements that have been completed or are planned. The mailbox that had been knocked down by the delivery driver has been repaired. We cleaned the fence in June, using sweat equity and saving $750 to put toward removal of both of the unsafe shared-property tree houses. We have extra funds available because there will be no Labor Day party this year (safety first), so we will have about $300 available for other projects. The monument has some summery plants and is being maintained. We're looking forward to continued care of our shared spaces.
