HOA annual meeting
Mark your calendars! Our 2019 Annual PLE Homeowners meeting will be 4:30pm-6:00pm on Friday, November 15, at the Woodinville Library. The meeting agenda will include election of board members and dues review for 2020. Our HOA interim board has been working through a full review of income and expenses 1992 - current, and they have been carefully analyzing the options to curb costs with competitive bids and "sweat equity" of volunteers. The goal is to have detailed historical and current data to inform the dues discussion.
>> If you know you cannot attend in person but are interested in voting for board members, please let us know, so that we can partner with you to make your voice heard.
Restoration of Common Properties
Much has happened to improve the common areas around the neighborhood. King County repaired some of the gravel areas along the road. Our HOA volunteers have weeded and cleaned up the shoulder. They have also spent many hours improving the monument, power-washing it, sprucing up the landscaping, converting lights to solar, and reactivating the irrigation system with a new battery-powered controller, to save on electricity costs, and added seasonal decor. One of our most active volunteers has also painted and removed years of staples and tacks from the mailboxes, removed branches, brambles, weeds, and debris, washed the white fence, and much more. Big thanks for the positive energy!
>> It takes a lot of work maintain the common areas. For each detail, we have the option to hire someone to do the work or volunteer our own time to keep costs (dues) low. We're looking for more volunteers to help, starting with gravel cleanup. Please pull weeds, and let us know if you have questions about how you can help make the gravel areas look even more refreshed.
Compliance and Street Reps
The HOA has started contacting homeowners about compliance corrections and are grateful for the timely responses from these homeowners. In the upcoming months the HOA will be focusing on a few areas to protect the value and desirability of the neighborhood. This includes but is not limited to the following:
Roofing, painting, and dwelling appearance. Homes needing roof repair, repainting, or other visible maintenance, should be addressed in a timely manner.
Lot upkeep. All portions of landscaping facing the street should be neat and trim at all times. This includes hedges, plants, shrubbery, trees, and lawns. Gravel should be weeded, and plants should not be obstructing drainage areas such as ditches.
Non-permitted parking. Vehicles such as RVs cannot be parked in front of homes except for temporary loading or unloading.
Minimizing unsightly views. Garbage bins should not be visible from the street and should only be on the curb during collection day and optionally the evening before. Firewood, dog runs/kennels, and similar "messy" items, should not be visible from the street. Debris should not be anywhere on the lot, and unapproved items such as wire fences, will need to be replaced.
Street reps will have a special opportunity to help voice concerns about homes on their street and answer questions that their street members have.
>> You are encouraged to familiarize yourself with HOA documents and reach out if you have questions or concerns about your home or neighbors' homes. If you are interested in becoming a street rep, please let us know.
A Few More Thoughts
We have started hearing reports of bears. It's that time of year. Please take some time to learn more about these large carnivores: http://westernwildlife.org/bear-smart-king-county/.
On Halloween starting around dusk, everyone is invited to come trick or treat and hang around for some spooky fun at #29 (18902 203rd Ave NE).
Welcome to our new neighbors, who recently moved into #23.
